GENERAL TERMS AND CONDITIONS FOR THE RENTAL OF WALDBERG LODGE VIEHHOFEN

1. General
The accommodation is privately owned. Guests are expected to use the accommodation and its contents responsibly and respectfully at all times and to treat the property and its contents with due care.
2. Reservation and payment
The reservation becomes final once:
- The guest has agreed to these General Terms and Conditions during the booking process on the website; and
- The first payment of 30% of the total booking amount has been received.
- The remaining 70%, including final cleaning, tourist tax and the rental of bed linen/towels, must be paid no later than 6 weeks before the start of the rental period.
- For reservations made within 6 weeks before the arrival date, the full booking amount is due immediately. In the event of late or non-payment, the owner reserves the right to cancel the reservation.
3. Arrival and departure
Check-in is possible from 4:00 PM on the day of arrival. Check-out must take place no later than 9:00 AM on the day of departure. Different arrival or departure times are only possible by prior agreement with the owner.
4. Use of the accommodation
The accommodation may only be used for recreational purposes and by the number of persons stated in the reservation. Subletting or allowing third parties to use the accommodation is not permitted. Parties, events, excessive alcohol consumption and noise disturbance are not permitted.
5. House rules and noise
Guests must show consideration for neighbours and other guests. Quiet hours apply in and around the accommodation after 10:00 PM. In the event of serious disturbance or violation of the house rules, the owner reserves the right to terminate the stay immediately without refund of any amounts already paid.
6. Inventory and damage
Upon arrival, the guest must check the accommodation and its contents. Any damage, defects or missing items must be reported to the owner immediately upon arrival. The guest is liable for any damage to the accommodation, its contents or communal areas caused during the stay by the guest, fellow travellers or visitors. Any damage must be reported immediately. Costs for repairs or replacement, missing items and any extraordinary cleaning costs may be charged to the guest afterwards.
7. Final cleaning
The accommodation must be left broom-clean. Waste must be disposed of in accordance with local waste regulations. Used towels and bed linen must be collected and left as instructed by the owner. Additional cleaning costs resulting from excessive soiling may be charged separately.
8. Waste and containers
Waste must be separated in accordance with local regulations. Glass must be disposed of in the designated glass containers. Waste may not be left next to the accommodation or next to the waste containers.
9. Parking
One car per apartment may be parked directly at the accommodation. A second car, if applicable, must be parked on the designated parking area on the opposite side of the road, beyond the small bridge. Under no circumstances is parking permitted at neighbouring properties, at neighbours' homes or in other public parking spaces or parking areas in the surrounding area that do not belong to Waldberg Lodge. Any fines, towing charges or other costs resulting from incorrect parking are entirely the responsibility of the guest. Parking is entirely at the guest's own risk.
10. Smoking
Smoking inside the accommodation is not permitted. In the event of a violation, additional cleaning and repair costs may be charged.
11. Pets
Pets are not permitted unless agreed in writing with the owner in advance.
12. Wi-Fi and facilities
Use of Wi-Fi and the available facilities is at the guest's own risk. The owner is not liable for interruptions or failures of internet, television, electricity, water supply or other technical facilities.
13. Safety
Communal areas, stairways and emergency exits must remain freely accessible at all times. Open flames, fireworks and hazardous materials are not permitted in or around the accommodation.
14. Access by the owner
The owner or property manager may enter the accommodation in the event of an emergency, for necessary maintenance work or if the house rules are being violated. Whenever possible, this will be announced in advance.
15. Force majeure
If the accommodation is unavailable due to force majeure, technical failures, extreme weather conditions, government measures or other unforeseen circumstances, the owner reserves the right to cancel the reservation. Any amounts already paid will in that case be refunded in full. Any further liability of the owner is excluded.
16. Insurance
Guests are strongly advised to take out appropriate travel, cancellation and/or liability insurance. The guest remains responsible at all times for damage, loss, theft or accidents during the stay.
17. Cancellation policy
Cancellation by the guest must be made in writing or by email.
The following cancellation charges apply:
- Up to 3 months before the arrival date: free of charge;
- Between 3 months and 1 month before the arrival date: 30% of the total rental amount;
- Between 1 month and 1 week before the arrival date: 70% of the total rental amount;
- Within 7 days before arrival or in the event of a no-show: 100% of the total rental amount
Any amounts already paid will be offset against the applicable cancellation charges. If the accommodation can be re-rented for the same period, the owner may decide to reduce the cancellation charges in whole or in part.
18. Applicable law
This rental agreement and all disputes arising from it are governed exclusively by Austrian law.
19. Final provision
By agreeing to these General Terms and Conditions during the booking process, the guest confirms that they have read, understood and accepted these terms and conditions.
